Distribution Facility Proposed for Friary PropertyAugust 16, 2013 by Len Lathrop
Before the Hudson Planning Board on Wednesday, August 14 was a conceptual consultation for a subdivision of 161 Lowell Road Map 209/001. According to planning board applications and staff reports, this development would be on what is known as the Friary Property. For a quick visualization, that property is directly across from Granite State Glass and is about 89 acres.
Under the proposed plan, one lot would be 11.17 acres and Lot B would consist of 77.87 acres with a distribution facility on that lot. This proposed facility is 600,000 square feet with highway access being routed to Friars Drive/Executive Drive/Wentworth Drive/Flagstone Drive/Lowell Road/Sagamore Bridge Road.
Other features shown on the plan include: all shipping and receiving activities associated with the distribution facility (35 feet in height) located in the front of the building, thus, creating a noise buffer concerning abutting residents to the north of the site.
Hudson Community Development staff is not at liberty to cite the company involved in this project prior to Wednesday’s meeting. There is, however, a staff note that states when the name is disclosed, “suffice it to say that Hudson, NH will be put on the map for many other companies seeking to find the best location for their enterprises.” The report also noted, In spending time reviewing this project, staff can report to the board that the subject company searched all of New England for the right location, and over 50 sites were scouted in New Hampshire alone. In the end, the company chose the subject property over all others, based on the building’s needed size, immediate access to the interstate highway system, air transportation proximity, favorable employment and tax issues, etc.
The staff report that the distribution facility will employ over 200 people and add a projected $880,000 in property tax revenue.
